Eastern Consolidated Real Estate Investment Services’ Manhattan Economics Indicator report came out this week. In the fourth quarter, the volume of multifamily property sales was $434 million—up from $410 million in the third quarter and well ahead of the first and second quarter volumes of $195 million and $310 million, respectively.

In another report, RealtyTrac announced that a record 2.8 million properties received foreclosure filings in 2009. The report says that one in 45 U.S. properties received at least one foreclosure filing during the year, up from 1.84 percent in 2008, 1.03 percent in 2007 and 0.58 percent in 2006.

Sales


In Tribeca, 7 Hubert Street 10A, priced at $7,500,000, has three bedrooms, three baths, and the listing boasts of its “museum-quality lacquered doors” and “mother-of-pearl papered walls.” The luxury space is located just blocks from the Hudson River.

Close to the other river, 333 East 45th Street 14F in Turtle Bay has gone on sale for $615,000. The place comes with a roof deck, ample sunlight, and is close to Grand Central Terminal for all those Upstate frequenters.
In the realm of co-ops, 525 West 235th Street 6A in the Bronx was listed for $169,000. The one-bed/one bath unit off of Riverdale Ave, has a souped-up kitchen and views of the Palisades.

Rentals


A one-bed/one-bath apartment with hardwood floors is available at 320 East 50th Street in Sutton Place for $2,100 (no fee). The place is a white-walled apartment with hardwood floors and plenty of natural light.
At the tippy-top of Manhattan is 269 Bennett Avenue, a 500 sq. ft. one-bedroom for $1,650. One bedroom though it is, the unit has three closets and a flat screen TV in the bedroom. The address is right by Fort Tryon Park and no shortage of scenery.

Lastly a co-op in Soho at 110 Thompson Street for $1,950, that Halstead listed recently. The one-bedroom is located by Prince St. and all the surrounding shops and culture of Soho.

A Corcoran listing, 229 East 2nd Street in the East Village now prices a two-bedroom unit at $1,080,000. All five of its listings are discounted. Each unit here has floor-to-ceiling windows.
