Brooklyn and Queens saw an increase in home buying activity at the end of last year, along with a decrease in prices, as reported last month by real estate magazine The Real Deal. According to Prudential Douglass Elliman data, activity increased by 50 percent from the same time in 2008.

Sales

A $6,200,000 co-op on the Upper East Side draws attention among the newest and most highly-priced listings on Streeteasy.com this week. Apartment 2A at 1019 Lexington Ave. has four bedrooms and four bathrooms. The living room has a fireplace; the whole place has high ceilings, big windows, central heating, and in-unit laundry.

A house at 142-20 26th Ave. in Flushing was listed for $159,000. The one-bedroom apartment is fully furnished with a tiled kitchen and in-house laundry. Because it’s not within walking distance to public transportation, the location is best for a driver.

In Chelsea, 130 W. 20th St., 6D, has found an owner, almost as soon as it was listed. The many-closeted one-bedroom/one bathroom condo costs $795,000. The condo, called the Prima, has four active listings among its total of 36.

In recorded sales this week, 31 residences changed hands throughout the five boroughs. Many were houses in Queens and Brooklyn. Eight sales were in Brooklyn, 6 in Queens, and 14 in Manhattan.

Rentals

Four units from 80 Riverside Boulevard in Lincoln Square came on board at $9,900 for a three bedroom/three bathroom unit. The Rushmore is by the West Side Highway at 65th Street. Amenities include an indoor swimming pool and valet parking.

On the other river, at 46th St., Turtle Bay Towers put a few more of its 341 luxury apartments up for rent. The condo, at 310 E. 46th St, overlooks the East River, and runs for $3,100 for a one bedroom/one bathroom of 825 square feet.
New Developments
Park Avenue Place at 60 E. 55th St posted three price decreases this week. A two-bedroom (1,327 sq. ft.) is $2,395,000. The building features a fitness center, library, and a private restaurant by celebrity chef Tom Colicchio.

The condo-in-a-garden at 181 Clermont Ave. in Fort Greene is offering discounts on a whopping 13 units. A two-bedroom (1,034 square feet) is now $569,000. Sales began in Nov. 2007 and sales and marketing are headed by Corcoran.
