Despite the dreary snow these past few weeks, with spring (read: house-hunting) around the corner, the serious are starting to weigh their options. Streeteasy has listings.

Sales

Among the newest listings this week are two co-ops, one in Riverdale and the other on the Upper East Side. The Riverdale one, at 3750 Hudson Manor Terrace, offers two bedrooms and a two bathrooms for $339,000. The other is a one-bedroom for $375,000 at 325 East 77th Street in the Upper East Side, near 2nd Ave.

Over to trendy Tribeca: 56 Thomas Street is putting up unit 3 for $1,895,000. The loft apartment is one of six that were carved out of a prewar building. Based on the photos shown of the model home, the space is a long one that seems to extend like a grand hall from door to windows, with high ceilings, and decorative nooks built into the walls.

One of the whoppers in elegant living this week is 150 East 69th Street, number 29J in Lenox Hill for $3,195,000. The condo features sleek white counters and shelving in the kitchen and office areas. Terraces overlook Uptown, and outdoor space includes a zen garden.

In the past seven days, only seven sales were made citywide, according to Streeteasy stats. It’s the weather, no doubt.

Rentals

To be ready for a late March/early April move-in is 320 East 58th Street in Sutton Place, a 2.5 bedroom for $2,100. The doorman building has units that feature many closets and large spaces.

At $2,900 a month, 202 East 6th Street in East Village offers three bedrooms, wood cabinetry, and hardwood floors.

Chelsea’s not a cheap place to live, with a median rental price of $3,225. A one bedroom condo-op costs $3,000 at 520 West 23rd Street.

New Developments

With seven units, 175 12th Street in Park Slope’s one- and two-bedroom duplexes are going on sale. A two-bedroom is $599,000.

Sky House at 11 East 29th Street in Midtown South is named quite literally—the towering 55-story building has three units per floor to maximize both sky and house. It dropped prices on two units this week. A one-bedroom 767 sq. ft apartment is $995,000.
