King Blue will be one of the biggest condominium projects at King and Spadina. Located at the corner of King St. and Blue Jays Way and surrounded by all the fun and frenzy that is Toronto’s Theatre District, it is the product of a partnership between seasoned hoteliers Easton’s Group and Markham’s preeminent builder Remington Group.

Though the project includes 807 units, it is designed to be a residential oasis right along “restaurant row.” 

King Blue condos are designed with a quiet central courtyard that allows for separate entrances for each tower and the podium units. The project includes a massive landscaped rooftop terrace on the 9th floor. 

“It has that quiet feeling right in one of the busiest parts of downtown,” says Reetu Gupta, VP of marketing for Easton’s Group of Hotels. 

Gupta’s experience with Easton’s Group stood her in good stead. King Blue is her first condo marketing endeavour. The project won three BILD awards for marketing, including social media, an avenue she feels is great at fostering “a sense of community.”

Gupta has included social media in her plans for the 13,000 sq. ft. boutique retail space planned for ground level. “I will be doing some kind of online survey to see what people want,” she says.

The 44-floor south tower and 48-floor north tower rise out of a seven-storey podium that Page+Steele/IBI Group have integrated with the old Westinghouse Building. The Westinghouse loft units, from floors three to six, feature nine-foot ceilings. 

The second floor of the podium will be the new home of Theatre Museum of Canada—a perfect addition to a theatre-centric neighbourhood.

Sweet Suites

Munge Leung did the interior design, and there are no less than 78 floor plans available. Take it from someone who’s seen a lot of floor plans, and renderings: the units are beautifully laid out, and consistently livable. Even the feng shui is pretty good, as far as this western writer can tell.

Options include everything from a 390 sq. ft. bachelor to a 1,335 sq. ft. 3 bedroom/two bathroom. 

In keeping with the city’s need for a wide variety of housing options, 10 percent of the units will be 3-bedroom family units, and 10 percent will be barrier-free, which is helpful to people with disabilities, and senior citizens. 

Speaking of 10 percent, units can be purchased for only 10 percent down, and up to $35,000 cash back, from now until the end of November.

“All the buyer needs to worry about is that the buyer can get a condo for 10 percent down until November 29,” says Gupta.
